Before you offer, sign or bid, Georgia reads the whole contract, attachments included, and calls you to go through anything unusual.
So the review has to happen before you bid. Call us with the auction date, then send the contract as soon as the agent sends it.

Our professional fee is fixed and includes GST. The rest is charged by others, so it’s listed apart. You get all of it in writing before we start.

Not costs of ours at all
The price and the deposit, transfer duty, and the adjustments worked out at settlement are part of buying, not part of our quote.
First home buyer? NSW assistance can reduce or remove the transfer duty you pay. It doesn’t change our fee.
If the sale falls through, you pay for the work done up to then, as your written costs set out.
Exchange to settlement
Before you sign
We read it and point out anything unusual.
You: send it before you offer or bid.
Exchange
You and the seller sign, the contracts are swapped and the deposit is paid.
You: pay the deposit to bank details you’ve confirmed by phone.
Cooling-off
Usually five business days after exchange. Longer off the plan, none at auction. Waiving it takes a 66W certificate, after our advice.
You: tell us straight away if anything isn’t right.
Settlement
Usually about six weeks after exchange, on the date in your contract. A bank or the other side can hold it up, so we never promise a date.
You: check our figures and line up the balance. We call when it’s done.
Before you list
We prepare the contract so your agent can put the property on the market.
You: come to us before it’s listed.
Exchange
You and the buyer sign, the contracts are swapped and the buyer pays the deposit.
You: sign your copy once the agent has a buyer.
Cooling-off
Most buyers have five business days after exchange to change their mind, unless they bought at auction or waived it with a 66W certificate.
You: sit tight. We tell you when it’s over.
Settlement
Usually about six weeks after exchange, on the date in the contract. A bank or the buyer can hold it up, so we never promise a date.
You: get your ATO clearance certificate early, for the buyer at or before settlement. We show you how.
Our bank details never change by email.
Big payments around settlement attract email scams: a message that looks like ours, with new account details. We will never email you new bank details.
Use the number on this site or your costs agreement, never one from an email. If anything about a payment request feels wrong, stop and call.

In NSW, a conveyancer needs a licence from NSW Fair Trading and approved indemnity insurance. Georgia holds both.

What people ask us first
When should I call you?
Buying: as soon as the agent sends you a contract, before you offer, sign or bid. Selling: before your property is listed, so the contract is ready when your agent is.
Can you review a contract urgently?
Often, yes. Call first and give us the auction or exchange date, then send the contract. If we can’t do it in time, we’ll tell you straight away so you can find someone who can.
What does the $1,650 include?
Everything listed under Our fee. Searches, registration and settlement charges are outside costs, listed apart in your quote. Anything extra is quoted before we do it.
Is there a cooling-off period?
For most NSW home purchases, five business days after exchange. It’s longer for off the plan, and there’s none at auction, or when you buy on the same day a property is passed in at auction.
You can waive it with a 66W certificate. We only sign one after explaining what you’d be giving up.
Can we do it all without coming in?
Most of it. We talk by phone or video, documents go through our secure portal, and settlement is electronic. If anything needs you in person, we’ll say so early.
Why do you need my ID?
The law requires us to check who you are before we act, and electronic settlement has its own identity rules. It’s done through our secure portal, never through this website or by email.
What if settlement is delayed?
Your contract sets the date and what happens if it’s missed. A date can slip if a bank or the other side isn’t ready. We keep you posted, and if a delay means extra work, we tell you the cost before we do it.
Do I need a conveyancer or a solicitor?
For a standard NSW purchase, sale or transfer, a licensed conveyancer can do the work. If your matter needs legal advice beyond conveyancing, like a dispute, we’ll tell you and suggest a solicitor.
Do you handle property outside NSW?
No. We act on property in NSW only, wherever you live. For property in another state, you’ll need someone who works there.
