Small non-structural repairs only. No electrical, plumbing or gas: who to call for those.

What’s in the bins

The jobs I do most weeks, in the words people use when they ring. Most lists are a few of these in one visit.

Not on my van

These need a licensed trade at any price, so I don’t touch them. I’ll give you a name.

Electrical
Power points, lights, hardwired smoke alarms, ceiling fans. Call a licensed electrician.
Plumbing and gas
Taps, cisterns, hot water, drains, gas appliances. Call a licensed plumber or gasfitter.
Air conditioning
Installs, moves and repairs. Call a licensed air conditioning technician.
Asbestos
Older homes can have it in sheeting. If I think it’s there, I stop. Call a licensed removalist.
Structural, roofs and trees
Walls, stumps, decks, roof leaks, gutter replacement, branches. Call a licensed builder, a roofer or an arborist.

No emergency call-outs. For a burst pipe, a gas smell or a power fault, call a licensed plumber, the gas emergency line or an electrician.

What it costs

You pay for the time the list takes. Every price includes GST.

How a list fits

A sticking door, two torn flyscreens and three pictures to hang.

The door takes about 20 minutes and the two flyscreens about 40, which fills the first hour. Three pictures take about 20 minutes, in the next half hour.

About 1.5 hours$205

GST included. Mesh and picture hooks at cost, on the invoice with the receipt.

Every job, every time. No subcontractors.

“I built houses around Sydney for 31 years, mostly the fiddly finishing work. Now I only take small jobs, close to home, and I do each one myself.”

Public liability insurance
Yes. I’ll send the certificate before the job if you ask.
National police check
I’ll show you the certificate. Like any police check, it covers records up to the day it was issued.
Contractor licence
Not held. I keep to small, non-structural repairs, and bigger jobs go to a licensed builder.

How a visit runs

The open back of a plain white van with steel shelves of small blue parts bins.
Most parts are already on the van, so a list gets done in one trip.

For older people, and their families

Ravi sitting at a kitchen table with an older woman, both looking at her handwritten list of jobs.
We go through the list together before I start.

The price first, then the work. I explain what I’ll do and what it costs before I pick up a tool, and I don’t sell anything else.

Booking for a parent? You can send the list and pay, and I’ll call you both to arrange the day.

Support at Home or DVA. I’m not a registered aged care provider. If your provider uses outside contractors, ask your coordinator whether they can book me.

Ravi did nine little jobs off my list in one morning. Back door finally shuts without a shove. He said the loose power point needs an electrician and gave me a name instead of having a go himself, which I appreciated.

End of lease list sent with photos on the Tuesday, price back that night, all done Friday with the tenant home. Invoice went to my agent with before and after pics. Easy

TV is up on the brick wall and the cables are in a channel, looks neat. Took a bit longer than he thought because of the brick but he still charged what he said. Would use again.

Questions

Can you do a few small jobs in one visit?

That’s most of what I do. Send the whole list with photos and I’ll tell you roughly how long it’ll take. You pay for the first hour, then each half hour after.

What do you charge?

$140 for the first hour, then $65 for each half hour, GST included. Materials are extra, at cost, with the receipt. No call-out fee, and Saturday mornings cost the same.

Do you do electrical or plumbing?

No. Electrical, plumbing and gas work need a licence at any price, and I don’t hold one. Swapping a toilet seat is fine; a dripping tap needs a plumber. I’ll give you the name of someone good.

Do I need to be home?

Not always. Landlords and agents can arrange access, and some people leave a key in a key safe. Give me codes by phone once the job is booked, never in the form.

Are you insured and police checked?

Yes. I have public liability insurance and can send the certificate. I also have a national police check, which shows records up to the day it was issued; I’m happy to show it to you.

Can you work with my real estate agent?

Yes. Agents email me work orders, I arrange a time with the tenant, and the invoice goes to the agency with before and after photos.

Can my Support at Home or DVA services pay?

Only through a provider. I’m not a registered aged care provider, but if yours uses outside contractors, they may be able to book me. Ask your coordinator.

What if something isn’t right afterwards?

Call or text me and I’ll come back and fix it. My work comes with guarantees under the Australian Consumer Law that can’t be excluded.

Send the list.

Tap what’s on it, add a few photos, and I’ll reply with a time and a price the same or next business day.
