Getting the contract, and making an offer

  1. Ask for the contract. Ask the listing agent, or Jodie at the office, and we’ll email it to you. Have your own conveyancer or solicitor read it before you offer.
  2. Make your offer to the listing agent, by phone or email, and we’ll put it to the seller. An enquiry on this site doesn’t reserve a home or count as an offer.
  3. If the seller says yes, contracts are exchanged through the conveyancers. We check the identity of the seller and the successful buyer, as real estate agents have to. Nobody needs ID to inspect.

We act for the seller. We’ll answer your questions straight, but for advice on the contract, talk to your own conveyancer or solicitor.

What people ask us

Do I pay anything if my home doesn’t sell?

No commission. The campaign costs you approved in writing are still payable, because the photographer, the listing sites and the signboard have done their work.

Is the price guide what it will sell for?

It’s our genuine estimate of what the home is likely to sell for, shown as one figure or a short range. NSW doesn’t allow “offers over” or a plus sign, so you won’t see either here. If our estimate changes, we change the price everywhere it’s shown. How NSW agents must show prices

Auction or private treaty?

We’ll tell you which we’d recommend for your home, and why, at the appraisal. If you choose auction, it’s run by an authorised auctioneer, and their fee goes into the campaign you approve in writing, like everything else.

Can you sell while my tenants are still there?

Yes. We arrange inspection times with your tenants. If our photos would show their belongings, we get their written consent first and give them a copy of the photos, free.

Why would you need ID from me?

Anti-money-laundering law has real estate agents check the identity of the seller and the successful buyer. We do it through a secure verification step, never by email. Nobody needs ID to come to an open home, and please don’t send ID through this website.
